As brokers and managers, licensed in Massachusetts, we provide sales and lease assistance for all types of real estate and we have marketed and sold new condominium projects, single family home subdivisions, commercial, office, industrial, and rental property. The company also has brokered the sales of business property such as strip malls, gas stations, liquor stores and convenience stores.

• We provide computer-generated monthly financial statements and we assist trustees in developing and maintaining adequate reserve funds and preparing budgets and other cost projections and inspect the integrity of building components and condominium facilities and arrange maintenance as needed.
• We provide weekly on-site visits and 24-hour on-call as standard services.
• We place maintenance and capital improvement projects out to bid as an ordinary course of doing business and we deal in a firm but fair manner to maximize collection of common area fees and we work with capable attorneys and accountants who specialize in condominiums.
• We have worked on major capital improvement efforts from coordinating and implementing painting, siding and roofing programs and septic system up-grade, drainage and sewer maintenance and installation projects to re-building fire-damaged units.
• We have also arranged for the funding of such programs through temporary fee increases, loans or by special assessment.

Silva Associates has marketed new homes at subdivisions in Dracut, Lowell, Methuen, Andover and Tewksbury, MA and has sold over 500 condominiums. We have worked with the FDIC and a number of banks in regard to marketing, managing and maintaining REO properties. We are members of the Eastern Middlesex Association of Realtors, the Property Information Network/Multiple Listing Service and the Community Association Institute (CAI).
